We start with a real conversation in person or by video. What you want, what you can spend, where you want to live, and how soon you need to be in the door. We talk through your must-haves versus your nice-to-haves, your financing readiness, and the timeline pressure points that will shape everything else. By the end you have a written game plan and I know exactly what to bring you the moment it hits the market.

I introduce you to two or three local lenders who actually understand mountain financing. USDA rural loans, construction financing, well-and-septic-eligible programs, and second-home or investment terms are each their own beast, and most coastal or Front Range lenders are not built for them. You compare quotes, pick the lender that fits, and lock in a written pre-approval (not just a pre-qualification) that lets us write competitive offers on day one without scrambling.

I set up a curated MLS feed based on your specific criteria and review it manually every morning, not just an automated drip. You only see properties worth your time. When I spot something special, especially a coming-soon or pocket listing through agent networks, you hear about it before the public listings refresh. Most weeks you get a short, edited list with my notes, not forty random alerts you have to wade through.

In-person walk-throughs when you are here, full video tours and detailed photo passes when you are not. For out-of-state buyers I am your eyes and ears at the door, in the crawl space, on the roof, and at the well house. After every tour you get a written follow-up with the things you cannot see in photos: the slope of the driveway, the noise from the highway, the quality of the well water, the condition of the deck. You decide what to pursue with real information in front of you.

Price is one lever. Earnest money amount, inspection scope, closing timeline, financing contingency length, seller concessions, and possession date are six more. We talk through what the seller likely cares about (a quick close, a leaseback, a clean inspection contingency, no repair-heavy back-and-forth) and build an offer that wins on the right terms, not just the highest number. In tight markets a sharper structure often beats a higher price, and it can save you real money.

Inspection, title commitment review, HOA document review, survey if needed, well and septic testing where applicable, and the inspection-resolution negotiation with the seller. Each item has a contract deadline, and missing one can put your earnest money at risk. I project-manage every deadline, attend the inspection in person, read the title commitment line by line, and translate the legalese so you can make confident decisions. Your only job is to show up to the inspection and read the reports I send you.

Once the appraisal is ordered, the lender starts its final underwriting pass. There will be conditions, usually a list of last-minute documents the underwriter wants: updated bank statements, a letter explaining a deposit, a homeowners insurance binder, sometimes a property-specific repair before close. I track every condition, push the lender and the title company forward, and keep you ahead of the closing-day surprises that derail other deals. If the appraisal comes in low, we strategize options together (price renegotiation, additional down payment, contesting the appraisal with comps).

We meet at the title company in Buena Vista, or remotely with a notary if you cannot be here in person. Final walk-through to confirm condition, signatures, funds transfer, and keys in hand. I introduce you to the local utility setup, the trash and recycling schedule, and the contractor network you will need for any move-in projects. Then I check in at three months, six months, and one year because the relationship does not end at closing.
